At Bruin Enterprises we believe in being the first to arrive for work.

General property inspections are performed on a daily basis. Inspections include full grounds security check, internal walk-through of the premises, and a full scan of mechanical system operations. By arriving on the property prior to the tenants beginning a new work day, we find and fix any potential problem with the building.

We also respond to all of your contractually obligated needs throughout the day - to include the common areas, as well as tenant occupied spaces. These items can include, but are not limited to:

Conducting a detailed property inspection will assist us in identifying maintenance objectives and operational efficiencies. We will develop a preventative maintenance schedule to ensure cost savings to your property. Once a maintenance schedule for your property is in place, Bruin Enterprises will provide preventive maintenance and general repairs on all major building equipment including

• Cold, hot & relief fans
• Exhaust & make up air fans
• Air conditioners
• Control compressors & systems
• Boilers
• Heat pumps
• Water booster pressurization systems
• Fire pumps
• Sprinkler dry valve systems
• Emergancy generators
• Roofing systems
• Energy systems
• Garage heating systems
..and exhaust fans

Utilizing our select contractors for outside work, and putting the larger capital projects out to bid, we are able to leverage cost savings for your property.

Keeping track of annual inspections that need to be accomplished such as fire sprinkler, fire extinguisher and elevator inspections are also done. Bruin Enterprises will ensure that all necessary paperwork is completed on time and turned in to the proper agencies. NOTE: All applicable paperwork is kept on file for review and copies for owners/property managers are provided upon request.

Bruin Enterprises is a licensed, bonded, and insured general contractor. We are able to provide you with bids/quotes for your miscellaneous or small project needs. We will schedule time with a tenant to discuss any type of improvement a tenant may request during the course of their lease. We are also able to provide larger tenant improvements as part of a current lease renewal, or for a new tenant.

We work with space planners and designers to assist you with your design needs, or with new tenant spaces and building capital improvement projects. We estimate the cost for improvements and our project managment team will see the construction to its finish state.

For some construction jobs specialty contractors may be required. Bruin Enterprises will provide a purposed bid breakdown for the tenant to easily see job cost. We will also assist you in making decisions that will attempt to lower the cost of your budget; possibly making subtle changes to the floor plan or materials. Whether Bruin Enterprises is the winning bid or not, we are able to assist the building owner or property manager by supervising the work being done - monitoring its progress through completion.

Our main concern with any construction project is to ensure safety (first) and quality of work while keeping a trained eye on the project budget and timetable; whether we are doing the actual work or acting as the owners representative.

Bruin Enterprises is pleased to oversee various contractual agreements such as janitorial, snow plowing, lawn & landscaping, window cleaning and fire systems. We provide these services in-house, saving you time and money. We'd be happy to provide you with a cost estimate for the service(s) we provide, in addition to a regular maintenance contract.

We can develop specification, solicit bids and coordinate contractor selection with building owners/managers; as well as provide quality control of all contractors and their services, as needed. Additionally, we are able to contract for other specialty services such as window repair, overhead doors, major roofing and HVAC repairs - issues/problems not normally worked in-house.

We provide a review and approval of all contractor bills, as well as materials and other goods and services that are provided for the building. Bruin Enterprises has established accounts with many major specialty contractors in the local area, and is able to add your costs to our account; affording you one invoice per month that will include all work done at your property. Invoices are itemized for your convenience.

We will work with you to establish and then enforce the property's standard operating policies and through our close day to day contact with the tenants we will help with the tenant retention by listening to their concerns to make their office a more enjoyable and comfortable work environment.

We handle all tenant maintenance calls and building emergencies, immediately responding and assessing the situation. If the situation requires a specialized contractor we will dispatch the appropriate contractor(s) to make necessary repair(s). Contractors are met at the property to ensure correct procedures are followed. A follow-up call with the tenant, property manager, and owner is made to discuss the repair and limit the possibility of a reoccurring problem. We are available by office, cell and home phones 24 hours a day, 7 days a week.

In addition to our maintenance services we take time out to meet with our tenants and discuss improvements, building concerns, and establish a day-to-day professional relationship.
